Tenant Fees and Information

So you can manage the cost of moving into one of our properties we have list all the charges. Please note all chargers listed are subject to VAT at the prevailing rate.

Unless otherwise stated the following mandatory charges will apply.

  • Security Deposit: In most cases this is equal to one and a half months rent.
  • Administration Fee: £125.00 per tenant. This fee includes one tenant reference.
  • Reservation Fee: This is normally half of the months rent, which is then deducted from the balance of money payable (e.g. rent) prior to the tenancy commencing. There may be occasions when this is not applicable but you will be made aware of this upfront.
  • Check Out Fee: The tenant is also responsible for the check out fee. The cost of the report is based on the size of the property and furnishing.
  • These range from £80-£200 you will be made aware of this cost prior to check out.

The following may also apply dependent upon your circumstances:

  • Guarantor Fee: £125.00 per guarantor
  • Tenancy Renewal Fee: If you wish to renew the tenancy for another fixed term (after the original term) a fee of £125.00 will be applicable.
  • Permitted Occupier added to the tenancy (not an original): £125.00
  • Payment of rent by credit or debit card (unauthorised): £5.00
  • First email or letting chasing for rent arrears (per letter or email sent): £12.00
  • Printed copy of AST: All of our £25.00 ASTs are sent digitally if you require us to print and send you a copy the fee will also apply.
  • Third Party References (mortgage, another letting agency): £45.00
  • Recalled Standing Order (cancelling monthly rent repayment): £25.00
  • Failure to attend (agreed) routine property visit: £50.00
