As the market continues to shake off the uncertainty brought by the Brexit vote, we’ve seen that buyers are still looking and enquiring in the area. In fact, Rightmove has reported that they have seen an 8% increase in enquiries in September compared to the same period in 2015 and that Brexit is not having the impact everyone expected.

Generally the market tends to be stronger in the spring, picking up again in the late summer and early autumn. Your property will obviously sell more quickly when the market is strong and demand for property is high. Therefore keep an eye on the property market and remember to regularly check prices – timing is everything.

House sales are also affected by interest rates. Few people are willing to take out a mortgage when the Bank of England has voiced intentions of raising interest rates – this also affects buyers’ offer and negotiating power.

So, if you are looking to buy a new home and sell your current property, it is recommended that you put your house up for sale before you start looking for new properties. Some buyers even wait until they have had an offer made on their property before they start looking. Timing is of the essence and making sure you have an offer on your own property will put you in a better negotiating position as well as enable you to be reactive to new stock appearing on the market.
