Like any good business, we often go mystery shopping to gauge our competition.

It’s a great way of affirming to ourselves that the way we do business is head and shoulders above the rest. We also do it because we like to get into your shoes as a buyer or seller and keep our finger on the pulse of your experience.

We visited six high street agents in the local area. These were our results:

  • One agent was closed at 2pm on the busiest day of the week
  • Four agents didn’t ask us for our details, so had no way of following up if a property we were interested in came on the market, or if we made a final decision to sell our home
  • Not one of the agents suggested any viewings for us after asking us what we were looking for
  • When we posed as a seller, not one gave us any advice that would help us sell our house

We came away quite shocked. We couldn’t believe the total lack of interest shown by these agents! Even in our busiest moments we treat every single enquiry with the time and attention it deserves. We think the customer deserves better!

What should you expect from an agent?

It doesn’t matter whether you are just starting out on your search for a home, or still mulling over whether to sell, you should still be important to that agent. After all, who are you going to turn to when you make your final decision? Too often agents think it’s only “worthwhile” investing their time with a buyer or seller who is ready to go there and then.

Are they asking you lots of questions?

An agent can’t hope to help you unless they know exactly what you’re looking for in a home, or exactly what you want to achieve in the sale of your house.

Are they giving you the right answers?

It’s tempting to go with an agent that gives you the highest sale price for your home, but agents often do this simply to secure your commission. What you really need is an honest account of the local market and where your home fits within it. Can they tell you what homes have sold recently, at what price and where?
